Important Information
Check-in and Check-out Procedures
- Check-in is after 4pm. Check-out is by 10am.
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
Property Access
- Property is located in a gated neighborhood.
- The Pavilion, outdoor stacked stone grill, grassy valley with two stocked trout ponds, and scenic bridges are available for guest use on a first come, first served basis. No reservations required.
Policies and Rules
- No smoking allowed.
- No events allowed.
- Minimum age: 25 years (person reserving and signing agreement must be 25+ and must stay in the property for the reserved dates).
- Children allowed.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
Fees and Payments
- This home allows up to 2 mature, well-trained dogs with an additional pet rent of $25 per pet per night plus tax. Pets other than dogs are not permitted.
- Firewood may be purchased at the time of booking, or by calling us with a week's notice. You receive two wrapped, kiln-dried bundles and a firestarter for $25 plus tax.
- All bookings are subject to a $50 cancellation fee.
Cancellation Policy
- Bookings canceled 30+ days before arrival will receive a refund of the deposit.
- Bookings canceled between 15-29 days before arrival will receive a refund of half of the deposit.
- Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
Parking and Vehicle Requirements
- 4WD/AWD and/or chains are recommended during winter (November to March) for all mountain homes, although the driveway is nearly flat and paved.
- Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle. Chains may also be required if it snows.
- No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
- Free parking is available.
Utilities and Amenities
- All BRMR homes offer well-stocked kitchens with all utensils needed to cook meals.
- There is a 'starter set' of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths.
- There are enough of these items for one night, or maybe two.
- Towels and linens will be provided.
- High-speed internet is provided.
- Dishwasher, stove, oven, toaster, clothes washing machine, and clothes dryer are provided.
- Pool table is available.
- Balcony for outdoor space is available.
- Smoke alarm and carbon monoxide detector are provided.
- We do not provide hair dryers.
